HAPPY 2016! Kim and I had a wonderful holiday season and we hope you and your family did as well. 2015 was a very exciting year for us. For the seventh year in a row, we sold more real estate than any other agent or husband/wife team in the Lake Oconee market. The Lake Oconee real estate market continued to improve in 2015. Total sales volume increased 20% from 2014 (329,117,612 in 2015) ($270,669,655 in 2014). The number of home transactions also increased by almost the same percentage (951 in 2015) (805 in 2014). Home values are starting to edge up with the average home sale in 2015 being $401,913, compared to $391,085 in 2014. Other statistics worth noting were that lot/land sales remained relatively flat with 295 in 2015 compared to 287 in 2014, and the average difference in list price and sale price narrowed from 8% in 2014 to 7% in 2015.

This is especially true for the home market with the lot market still having some oversupply and stagnation. While our market is improving, it is still not as favorable for sellers as some other primary home markets across the country. The following are absolute essentials to help generate a sale: 1) Market a realistic listing price – getting this wrong will cause your property to not get interest and prove frustrating over the long run. 2) Ensure your property is in the best possible condition. To get “top dollar” and serious buyer interest, every effort must be made to have your property give the best possible first impression. For property buyers, this is still a great time to buy. Prices are still down significantly from their highs of 2007/2008. Interest rates continue to be historically low. Lake Oconee is one of the best destinations in the country and getting better. When you combine these factors, this is still a great time to buy.
